Sometime in February of 2023 you should get your 2023 Assessment Change Notice. This tells you what your assessed and taxable values are for 2023. As you know, the real estate market is starting to slow down some, due to the increased interest rates and other pressures, but the 2023 assessed values are based on sales from 4/1/2020 through 3/31/2022, so these values are going up. Your taxable value can only go up CPI (Consumers Price Index) or 5%, whichever is less (for 2023, the calculated CPI is 7.9%, so your taxable value will only increase the 5.0% maximum), unless the property transferred ownership last year (in this case, the taxable value uncaps to the assessed value) or there was new construction added to the property.
March Board of Review (MBOR) takes place in March 2023. This is the time of the year in which you can appeal your valuation, if you do not agree with the value, we assessed you. The dates of our MBOR are Monday, March 13th (from 9:00 am to Noon) and 2:00 pm to 5:00pm and Tuesday, March 14th (from 1:00 pm to 4:00 pm) and (6:00 pm to 9:00 pm). Letter appeals should be in our office by 5:00 pm on Tuesday, March 14th.
You have a good chance of winning your appeal if you supply the Board with evidence to support your opinion of value. Evidence can include (but is not limited to) a recent sale, a recent appraisal, recent sales of similar homes in your neighborhood, a list of issues with your property, photos of issues, etc. If you have any questions, please feel free to call our office at the number already mentioned above.
